Underground plumbing

Pressure testing of supply and return lines — acoustic leak check.

Equipment pad condition

Pump, filter, heater, chlorinator, automation — age, function, remaining life.

Deck & bond beam

Visible cracking, settling, expansion joint condition, drainage around pool.

Leak diagnostic

Full leak test included — identify any active water loss before closing.

Spa & water features

Attached spas, waterfalls, fountains inspected with same diligence as the main pool.
